When an industrial unit changes hands, gas safety is often one of the first questions: who's responsible, and is there a valid certificate? A commercial gas safety certificate in Preston gives landlords and tenants a clear record that the installation and appliances were checked.

SMR Gas Maintenance Ltd carries out commercial gas safety checks for landlords, agents and tenants across Preston, Lancashire and the North West. Gas Safe 562186.

Who is responsible?

It depends on the lease. Typically the landlord is responsible for gas plant they supply, and the tenant for appliances they install and use. Many leases pass maintenance to the tenant. Either way, someone must make sure the gas installation and appliances are kept safe, so check the lease and agree it in writing.

What a commercial gas safety check covers

• Tightness test of the installation

• Each appliance checked for safe operation

• Flues and ventilation checked

• Safety devices proved working

• Meter, pipework and isolation valves inspected

• Defects recorded and dangerous items made safe

How often?

Annually is the normal standard, and most insurers, agents and lenders expect a current record.

Between tenancies

When a unit is empty, the gas is often left capped or isolated. Before a new tenant moves in, we recommend a tightness test, safety check and service of any appliances left in place.

Multiple units and estates

For landlords with several units on an estate, we can check all units on a planned schedule and provide one set of records.
