Gas boilers and heaters need a steady supply of air to burn safely and cool the plant room. When vents are blocked or the room is used for storage, combustion suffers. This plant room ventilation checklist for Lancashire sites helps you spot problems early.
SMR Gas Maintenance Ltd services commercial and industrial plant rooms across Preston, Lancashire and the North West. Gas Safe 562186.
Why ventilation matters
Plant room ventilation does two jobs. It supplies combustion air to the burners, and it removes heat so controls and electrics don't overheat. Too little air leads to poor combustion, soot, carbon monoxide risk and nuisance lockouts.
Quick checklist
• Are high and low level vents clear, both inside and outside?
Have vents been blocked to stop draughts or keep out pests?
• Is the plant room being used to store boxes, chemicals or cleaning kit?
• Have new extract fans been added nearby that could pull air from the plant room?
Has a door been changed from a louvred door to a solid one?
• Is the plant room noticeably hot when the boilers are running?
• Have boilers been added or replaced since the vents were sized?
• Are mechanical ventilation fans, where fitted, interlocked with the boilers?
If you answer yes to any concern, ask your engineer to check at the next service or sooner.
Mechanical ventilation
Some plant rooms rely on fans instead of natural vents. These must be interlocked so the boilers can't run if the fans fail. We test these interlocks on every service.
After building work
Refurbishments often change airflow without anyone noticing. New windows, sealed ceilings and added extraction elsewhere can all affect plant room air.
FAQ
Can I block a plant room vent to stop draughts?
No. Vents are sized for the plant. Talk to us about the problem instead.
Can I store things in the plant room?
Keep it clear. Storage blocks access and airflow and adds fire risk.
Do you check ventilation during a service?
Yes, ventilation is part of every commercial boiler service we carry out.
