Commercial boilers are not domestic boilers.
They are larger, more complex, operate under greater demand, and carry significantly more serious consequences when they fail or fall out of compliance.
Yet many commercial boiler installations are being serviced by engineers without the correct qualifications, by domestic heating contractors doing commercial work on the side, or — in the worst cases — not being serviced at all.
SMR Gas Maintenance Ltd are specialist commercial and industrial gas engineers based in Preston, Lancashire, providing commercial boiler servicing, CP15 and CP17 certification, planned maintenance contracts, and 24/7 emergency breakdown cover across Lancashire and the North West. In this guide we explain what proper commercial boiler servicing involves, what your legal obligations are, and why choosing the right engineer matters for your business, your compliance, and the safety of everyone on your premises.

What is commercial boiler servicing and why is it different from domestic?
A commercial boiler servicing is the annual inspection, maintenance, and certification of a gas-fired commercial or industrial boiler by a qualified Gas Safe Registered commercial gas engineer.
It is not the same as a domestic boiler service — and a domestic-only gas engineer cannot legally carry out commercial boiler servicing or issue commercial gas safety records. The key differences between commercial and domestic boiler servicing are significant.
Commercial boilers operate at higher outputs, higher pressures, and higher flow temperatures than domestic systems. They serve larger numbers of people, run for longer periods, and the consequences of failure are more serious — in terms of production downtime, safety risk, and legal liability. Commercial boiler installations also carry specific statutory obligations under the Gas Safety (Installation and Use) Regulations 1998, the Health and Safety at Work Act 1974, PUWER, and the Pressure Systems Safety Regulations 2000.
Only a Gas Safe registered engineer holding the relevant commercial ACS categories can work on commercial boiler plant. Using an unqualified engineer is not just a legal risk — it is a safety risk, and in the event of an incident, it will have serious consequences for insurance, liability, and regulatory compliance.
Types of Commercial and Industrial Boiler We Service Across the North West
SMR Gas Maintenance Ltd service commercial and industrial boilers across the North West — from small commercial floor-standing boilers in workshops and industrial units to large industrial shell boilers and steam plant in manufacturing facilities. Our engineers are experienced with:
Shell Boilers — Fire Tube and Water Tube
Shell boilers are the workhorse of industrial and commercial heating — large-capacity, high-output boilers found in factories, food production facilities, large commercial buildings, and industrial plants across the North West. Fire tube shell boilers pass hot combustion gases through tubes submerged in water; water tube designs circulate water through tubes surrounded by combustion gases. On shell boiler plant, including two-pass, three-pass and economic configurations, we carry out gas supply, pipework, tightness testing and safety checks to associated plant.
Steam Boilers
Gas-fired steam boilers are found across UK food production, sterilisation, laundry, process heating, and pharmaceutical manufacturing. Precise steam pressure control, safety valve operation, water treatment, and burner performance are all critical to safe and efficient steam plant operation. On steam boiler plant we carry out gas supply, pipework, tightness testing and safety checks to associated plant, including burner gas train and controls checks. Safety valves and pressure parts are examined under your insurer’s PSSR written scheme.
Thermal Fluid Heaters
Thermal fluid (or hot oil) heaters are found across a wide range of industrial process applications — providing high-temperature heat transfer without the pressure risks of steam. On thermal fluid heaters we carry out gas supply, pipework, tightness testing and safety checks to associated plant, including combustion analysis on the burner, across the North West.
High-Output Hot Water Generators
Large-capacity gas-fired hot water generators are found in factories, food production plants, distribution centres and large industrial premises across the North West. We service (with CP15 records) and maintain high-output hot water generator installations across the North West.
Multi-Boiler Cascade Systems
Multiple modular boilers operating in a cascade configuration are increasingly common in commercial and industrial premises — providing high efficiency, built-in redundancy, and flexible output matching. We service cascade boiler systems from all major manufacturers and provide CP15 and CP17 certification for cascade installations of all configurations.
Commercial floor-standing and wall-hung boilers are found in workshops, warehouses, light industrial units and commercial premises across the North West. We service (with CP15 records) commercial boilers from all major manufacturers — including Potterton Commercial, Remeha, Hamworthy, Ideal Commercial, Vaillant, Worcester Bosch Commercial, Baxi Commercial, Viessmann, and Grant.
— including Potterton Commercial, Remeha, Hamworthy, Ideal Commercial, Vaillant, Worcester Bosch Commercial, Baxi Commercial, Viessmann, and Grant.
Condensing Commercial Boilers
Modern commercial premises increasingly use high-efficiency condensing boilers — which extract additional heat from flue gases to achieve thermal efficiencies above 90%. Condensing commercial boilers require specific servicing attention to the condensate system, heat exchanger, and low-temperature return arrangements. We service and maintain condensing commercial boiler installations across the North West.
Commercial Boiler Manufacturers We Work With
Our commercial boiler engineers work with all major commercial and industrial boiler manufacturers across the North West including:Cochran · Fulton · Clayton · Byworth · Hamworthy · Potterton Commercial · Remeha · Ideal Commercial · Vaillant Commercial · Worcester Bosch Commercial · Baxi Commercial · Viessmann · Grant · Lochinvar · Miura · Hoval · Lochinvar · Andrews Water Heaters · Clyde Bergemann · John Thompson · Thermax · Robey-Edwards · Wellman Robey · Babcock and Wilcox · Dunphy · Ygnis · Viessmann · Buderus · De Dietrich · Broag · Elco · Weishaupt · Nu-Way
What Does a Commercial Boiler Service Involve?
A proper commercial boiler service is significantly more involved than a domestic boiler service. Here is what SMR Gas Maintenance Ltd carry out on every commercial boiler service across the North West:
Visual inspection
overall condition of boiler casing, flue connections, pipework, insulation, and associated plant. Any signs of corrosion, leaks, or physical damage recorded and reported.
Burner service
full burner strip, inspection, clean, and reassembly. Electrodes inspected and gap measured. Nozzles and diffusers cleaned or replaced as required. Combustion head alignment checked.
Ignition system testing
ignition transformer output tested. Ignition sequence timing verified. Flame detection system checked — UV scanner or ionisation probe tested and cleaned.
Safety controls testing
all boiler safety devices tested and verified including high-limit thermostat, overheat thermostat, low-water protection, pressure relief valve operation (visual check), and gas valve proving where fitted.
Combustion analysis and efficiency tuning
using calibrated flue gas analyser, CO2, O2, CO, and flue gas temperature measured. Combustion efficiency calculated. Air/fuel ratio tuned to optimum performance. Results recorded in service documentation.
Controls and modulation checks
boiler operating controls, modulation range, and sequence controls verified. BMS integration checked where applicable.
Flue inspection
flue condition and integrity checked. Flue gas temperature and draught verified. Flue termination inspected where accessible.
Gas pressure verification
supply pressure and boiler manifold pressure measured and recorded against manufacturer specifications.
Water side checks
water pressure, expansion vessel pre-charge, and inhibitor concentration checked where accessible. Corrosion indicators noted.
Full written service report
comprehensive service record issued on completion of every visit, including combustion analysis data, all safety device test results, and any defects identified. Ready for audit, inspection, and compliance records.
CP15, CP16 and CP17: What the Law Requires
The law (Gas Safety (Installation and Use) Regulations 1998, regulation 35) requires your gas plant at a place of work to be maintained in a safe condition. No statute requires an annual certificate for commercial premises. In practice that duty means an annual service (CP15 record) and a gas safety inspection (CP17), which most insurers ask for and HSE guidance (L56) recommends.
CP15: Service and Commissioning Record
The CP15 is the commercial gas service and maintenance record, completed for each boiler or appliance serviced or commissioned.
CP17: Gas Installation Safety Record
The CP17 records a gas safety inspection of the installation and its appliances. It is the record insurers and Environmental Health teams usually ask to see.
CP16: Gas Testing and Purging
The CP16 records a tightness test (and a strength test on new work) and purge of the installation pipework. It is issued when pipework is tested and purged, not as an annual boiler certificate.
LPG Commercial Installations
Where commercial premises run on LPG rather than mains gas — common at rural North West sites — the same CP15, CP16 and CP17 records apply, with LPG noted on them. The CP42 is the commercial catering safety record and only applies to gas catering appliances.
Only a Gas Safe registered engineer holding the relevant commercial ACS categories can work on commercial boiler plant. SMR Gas Maintenance Ltd issue CP15 service records, CP16 testing and purging certificates and CP17 safety records for commercial boiler installations across Lancashire and the North West — same-week appointments available.
Compliance Documentation — What Commercial Sites Need
Larger commercial and industrial sites often need more than a basic boiler certificate. Local Authority Environmental Health teams, commercial insurers and facilities managers expect comprehensive, up-to-date gas safety documentation — and a standard CP15 boiler service record is only part of what is required. SMR Gas Maintenance Ltd maintain gas systems for industrial and commercial sites throughout Lancashire and the North of England, and provide:
- Full CP17 commercial gas safety inspections and CP15 service records
- TRV (Thermostatic Radiator Valve) servicing — essential for temperature control in occupied buildings
- TMV (Thermostatic Mixing Valve) servicing to ACOP L8 standards — to help prevent scalding at outlets
- Legionella remedial correction works — where identified in a Legionella Risk Assessment
- Full engineers documentation packs — asset registers, service schedules, appliance cheat sheets, and complete maintenance histories
