Industrial vs Commercial Gas Work: Choosing the Right Contractor in Preston

Published 28 September 2026 · SMR Gas Maintenance Ltd

Facilities and maintenance managers in Preston often look after a mix of buildings: a light industrial unit with a commercial heating boiler, a warehouse with radiant tube heaters, and a production hall with process burners and a steam boiler. All of it runs on gas, but the plant, the risks and the skills needed are very different. Knowing the difference helps you brief the right contractor and avoid paying for a visit from someone who cannot do the job.

## What commercial heating work usually involves

Most commercial and light industrial buildings, such as workshops, trade units and business park units, have:

- Commercial boilers for heating and hot water, often in a plant room and sometimes in a cascade of several units

- Water heaters

- Gas pipework, meters and emergency controls

The work is mostly annual servicing, certification and repairs. Downtime is uncomfortable, but it rarely stops the business.

## What industrial gas work usually involves

Factories and production sites around Preston and Lancashire tend to have larger and more varied plant:

- Steam and shell boilers, thermal fluid heaters and process hot water

- Process burners on ovens, dryers, spray booths, powder coating lines and kilns

- Radiant tube and warm air heaters in high-bay warehouses and workshops

- Bigger gas loads, longer pipework runs and more complex valve trains and interlocks

Here a fault can stop a production line. Servicing has to fit around shifts, and records are needed for insurers, auditors and customers.

## Why the difference matters

Gas Safe registration covers the business, but each engineer is only qualified for the types of work shown on their ID card. An engineer who is competent on commercial heating boilers is not automatically qualified to set up a process burner or commission a steam boiler. Using the wrong engineer creates safety and compliance risk, and often means a second visit.

## Questions to ask a contractor

- Which of our plant items do your engineers work on every week?

- Can you show us the qualifications on the engineers' ID cards for this equipment?

- What will your service report include for each appliance?

- How do you handle breakdowns outside normal hours?

- Can you cover all our sites and all our gas plant under one maintenance contract?
