Commercial boilers are not domestic boilers.

They are larger, more complex, operate under greater demand, and carry significantly more serious consequences when they fail or fall out of compliance.

Yet across the UK, many commercial boiler installations are being serviced by engineers without the correct qualifications, by domestic heating contractors doing commercial work on the side, or — in the worst cases — not being serviced at all.

SMR Gas Maintenance Ltd are specialist commercial and industrial gas engineers based in Preston, Lancashire, providing commercial boiler servicing, CP16 and CP17 certification, planned maintenance contracts, and 24/7 emergency breakdown cover across the whole of the United Kingdom. In this guide we explain what proper commercial boiler servicing involves, what your legal obligations are, and why choosing the right engineer matters for your business, your compliance, and the safety of everyone on your premises.

What is commercial boiler servicing and why is it different from domestic?

A commercial boiler servicing is the annual inspection, maintenance, and certification of a gas-fired commercial or industrial boiler by a qualified Gas Safe Registered commercial gas engineer.

It is not the same as a domestic boiler service — and a domestic gas engineer cannot legally carry out commercial boiler servicing or issue the required commercial gas safety certificates. The key differences between commercial and domestic boiler servicing are significant.

Commercial boilers operate at higher outputs, higher pressures, and higher flow temperatures than domestic systems. They serve larger numbers of people, run for longer periods, and the consequences of failure are more serious — in terms of production downtime, safety risk, and legal liability. Commercial boiler installations also carry specific statutory obligations under the Gas Safety (Installation and Use) Regulations 1998, the Health and Safety at Work Act 1974, PUWER, and the Pressure Systems Safety Regulations 2000.

Only a Gas Safe Registered engineer with the appropriate commercial ACS qualifications — specifically the CP16 commercial heating and hot water competency, and CP17 for full commercial central heating systems — can legally inspect, service, and certify commercial boiler plant. Using an unqualified engineer is not just a legal risk — it is a safety risk, and in the event of an incident, it will have serious consequences for insurance, liability, and regulatory compliance.

Types of Commercial and Industrial Boiler We Service Across the UK

SMR Gas Maintenance Ltd service all types of commercial and industrial boiler across the UK — from small commercial floor-standing boilers in care homes and offices to large industrial shell boilers and steam plant in manufacturing facilities. Our engineers are experienced with:

Shell Boilers — Fire Tube and Water Tube

Shell boilers are the workhorse of industrial and commercial heating — large-capacity, high-output boilers found in factories, food production facilities, large commercial buildings, and industrial plants across the UK. Fire tube shell boilers pass hot combustion gases through tubes submerged in water; water tube designs circulate water through tubes surrounded by combustion gases. We service, maintain, and carry out gas safety inspections on all types of shell boiler across the UK — including two-pass, three-pass, and economic configurations from all major manufacturers.

Steam Boilers

Gas-fired steam boilers are found across UK food production, sterilisation, laundry, process heating, and pharmaceutical manufacturing. Precise steam pressure control, safety valve operation, water treatment, and burner performance are all critical to safe and efficient steam plant operation. Our engineers carry out full steam boiler servicing including burner service, controls checks, safety valve testing, water level control verification, and full gas safety certification.

Thermal Fluid Heaters

Thermal fluid (or hot oil) heaters are found across a wide range of industrial process applications — providing high-temperature heat transfer without the pressure risks of steam. We service thermal fluid heater burner systems, carry out combustion analysis and efficiency tuning, and certify thermal fluid heater installations across the UK.

High-Output Hot Water Generators

Large-capacity gas-fired hot water generators are found in care homes, hospitals, hotels, leisure centres, universities, and large commercial premises across the UK. We service, maintain, and CP16-certify high-output hot water generator installations across all sectors nationwide.

Multi-Boiler Cascade Systems

Multiple modular boilers operating in a cascade configuration are increasingly common in commercial and industrial premises — providing high efficiency, built-in redundancy, and flexible output matching. We service cascade boiler systems from all major manufacturers and provide CP16 and CP17 certification for cascade installations of all configurations.

Commercial Floor-Standing and Wall-Hung Boilers

Commercial floor-standing and wall-hung boilers are found in care homes, offices, schools, restaurants, hotels, and commercial premises of all types across the UK. We service and CP16-certify commercial boilers from all major manufacturers — including Potterton Commercial, Remeha, Hamworthy, Ideal Commercial, Vaillant, Worcester Bosch Commercial, Baxi Commercial, Viessmann, and Grant.

Condensing Commercial Boilers

Modern commercial premises increasingly use high-efficiency condensing boilers — which extract additional heat from flue gases to achieve thermal efficiencies above 90%. Condensing commercial boilers require specific servicing attention to the condensate system, heat exchanger, and low-temperature return arrangements. We service and maintain condensing commercial boiler installations across all sectors nationwide.

What Does a Commercial Boiler Service Involve?

A proper commercial boiler service is significantly more involved than a domestic boiler service. Here is what SMR Gas Maintenance Ltd carry out on every commercial boiler service across the UK:

Visual inspection

overall condition of boiler casing, flue connections, pipework, insulation, and associated plant. Any signs of corrosion, leaks, or physical damage recorded and reported.

Burner service

full burner strip, inspection, clean, and reassembly. Electrodes inspected and gap measured. Nozzles and diffusers cleaned or replaced as required. Combustion head alignment checked.

Ignition system testing

ignition transformer output tested. Ignition sequence timing verified. Flame detection system checked — UV scanner or ionisation probe tested and cleaned.

Safety controls testing

all boiler safety devices tested and verified including high-limit thermostat, overheat thermostat, low-water protection, pressure relief valve operation (visual check), and gas valve proving where fitted.

Combustion analysis and efficiency tuning

using calibrated flue gas analyser, CO2, O2, CO, and flue gas temperature measured. Combustion efficiency calculated. Air/fuel ratio tuned to optimum performance. Results recorded in service documentation.

Controls and modulation checks

boiler operating controls, modulation range, and sequence controls verified. BMS integration checked where applicable.

Flue inspection

flue condition and integrity checked. Flue gas temperature and draught verified. Flue termination inspected where accessible.

Gas pressure verification

supply pressure and boiler manifold pressure measured and recorded against manufacturer specifications.

Water side checks

water pressure, expansion vessel pre-charge, and inhibitor concentration checked where accessible. Corrosion indicators noted.

Full written service report

comprehensive service record issued on completion of every visit, including combustion analysis data, all safety device test results, and any defects identified. Ready for audit, inspection, and compliance records.

CP16 and CP17 — The Certificates Your Commercial Boiler Legally Requires

All commercial premises in the UK operating gas-fired boilers are legally required to hold current gas safety certificates — and the type of certificate required depends on the type of installation.

CP16 — Commercial Heating and Hot Water

The CP16 is the annual gas safety inspection certificate required for commercial boilers and hot water systems. If your premises has a commercial boiler — which most do — you need a CP16 annually. This cannot be issued by a domestic gas engineer. Only a Gas Safe Registered engineer with the specific CP16 commercial heating and hot water competency can carry out this inspection and issue the certificate.

CP17 — Commercial Central Heating Systems

The CP17 covers the full commercial central heating system — not just the boiler but the entire heating circuit including pipework, controls, and heat emitters. For larger premises and care homes, a CP17 inspection provides the most comprehensive gas safety documentation for the heating system as a whole and is typically expected by CQC inspectors, Local Authority Environmental Health teams, and commercial insurers.

CP42 — LPG Commercial Installations

Where commercial premises operate on LPG rather than mains gas — common at rural UK sites — a CP42 inspection and certificate is required for the LPG supply system and associated appliances.SMR Gas Maintenance Ltd issue CP16, CP17, and CP42 certificates for commercial boiler installations across the whole of the UK — same-week appointments available nationwide.

Care Home Boiler Servicing — A Specialist Requirement

Care homes across the UK have specific and demanding commercial boiler servicing requirements that go well beyond what most commercial gas companies offer. CQC inspectors, Local Authority Environmental Health teams, and commercial insurers all expect care homes to hold comprehensive, up-to-date gas safety documentation — and a standard CP16 boiler certificate is only part of what is required.SMR Gas Maintenance Ltd specialise in the care home sector. We currently maintain gas systems across a portfolio of care homes throughout Lancashire and the North of England, and provide:

  • Full CP16 and CP17 commercial gas safety inspections
  • TRV (Thermostatic Radiator Valve) servicing — essential for temperature control in care environments
  • TMV (Thermostatic Mixing Valve) servicing to ACOP L8 standards — legally required to prevent scalding of vulnerable residents
  • Legionella remedial correction works — where identified in a Legionella Risk Assessment
  • Full CQC-ready engineers documentation packs — asset registers, service schedules, appliance cheat sheets, and complete maintenance histories

If your care home anywhere in the UK needs a specialist commercial boiler service contractor who understands CQC compliance, contact SMR Gas today.

Commercial Boiler PPM Contracts — The Smarter Approach

The most cost-effective way to manage commercial boiler plant is a structured planned preventative maintenance (PPM) contract — rather than reactive servicing when something breaks down.An SMR Gas commercial boiler PPM contract provides:

  • Annual or periodic boiler servicing scheduled around your operational requirements
  • CP16 and CP17 certification included
  • PUWER-compliant service documentation and HSE-ready records on every visit
  • Priority response for emergency breakdowns
